The most affordable cities for an investment on the Costa Blanca

Affordable properties in Spain? It’s possible when you choose a good location for an investment. Costa Blanca is especially recommended to investors with a smaller budget. Where will you buy the cheapest property on the Costa Blanca?

The location of the property is one of the key factors affecting the final price. From the investors’ point of view, properties located in the first coastline are the most attractive and as a rule, these kind of properties are the most expensive. However, when it comes to properties located in urban areas or its peripheries, we may still find some very attractive and affordable offers. However, if you want to invest in a cheap property in one of the popular Spanish resorts, you will probably have to accept a compromise. For instance, a smaller metric area or a slightly bigger distance from the beach. Of course, this does not mean that a relatively small investment budget will prevent you from realising your dream of buying an attractive property in Spain. If you have a limited budget, a city with no direct access to the sea or in a less touristy location may be a good solution.

 

Costa Blanca includes cheap properties in very good locations with all necessary amenities.  As an example, Torrevieja, Santa Pola and Murcia consist of many property offers up to EUR 70,000. Costa Blanca is a very good spot for an investment due to its wide variety of offers. It is a region available for investors with various budgets. It is not without reason that Costa Blanca is attracting large interest among foreign investors - it is said to be one of the most profitable locations for purchasing property in the Mediterranean Sea region. Generally, the most expensive property offers are found in the northern part of the coast, but the southern part of the Costa Blanca has a lot to offer those who cannot afford a luxury investment. We have made a comparison of property prices in the most popular regions within the Costa Blanca. Here are the cities with the cheapest, but still very attractive properties.

 

1.     Murcia

The region of Murcia is frequently chosen by people looking for cheap properties in Spain. The large availability of properties in reasonable prices has brought the attention of many foreign investors. In fact, foreigners make up ca. 12% of the population in Murcia. In addition, it is especially admired by the British. The main city - Murcia, is located further inland, hence the relatively low cost of buying an apartment, flat or house. The average cost for m2 for the whole Murcia region is estimated at EUR 1,595. However, it is worth mentioning that in Rio Mula, Vega Alta del Segura and Region Oriental the average price for m2 in some cases does not even exceed EUR 900.

 

The low costs of living are definitely among the main advantages of investing in Murcia. According to many, due to the peaceful atmosphere, it is a great area to spend your retirement. Of course, the region's advantages also include its magnificent landscapes - thanks to numerous vineyards and citrus orchards, Murcia is called the orchard of Europe.

2.     Alicante

Despite Alicante being one of the biggest resorts in this part of Spain, it is filled with great property offers. Due to the available data, properties in the area of Distrito 2 are the cheapest. This part of the city is located in the tourist centre and consists of the following districs:

  • Colonia Requena,
  • Virgen del Remedio,
  • 400 Viviendas,
  • Virgen del Carmen,
  • Juan XXII,
  • Pla del Bon Repós,
  • Nou Alacant,
  • Altozano.

Average property prices amount to ca. EUR 108,000 and the cost per m2 amounts to ca. EUR 1,063.

Although this part of Alicante has no direct access to the sea, its location is very encouraging - it is only a dozen or so minutes by car from the most beautiful and sandy beaches. Nevertheless, in case of cheaper properties we advise you to be prudent. Sometimes cheap properties are located in less attractive areas. In such cases we advise investors to increase their budget, which will allow them to buy a more attractive property in a safer area.

3.     Elche

If you are looking for a place to invest in cheap properties in Spain, be sure to check out the house and apartment offers in Elche. It is not a seaside town, but it has something that other towns on the coast don't. First of all, it is one of the largest cities in the Autonomous Community of Valencia, and its hallmark is the palm grove - there are about 200-300 thousand palms, making it the largest of its kind in all of Europe. Speaking of properties, it is estimated that the average price for m2 in Elche amounts to EUR 1,295. Elche Ciudad and Torrellano are one of the cheapest districts in Elche - the average price for m2 is just over EUR 1,100. However, the city is not only known for low property prices, but also its attractive location. It is located only 20 km from Alicante and the nearest beach can be reached by car in about half an hour. The climate is also very encouraging - over 300 sunny days a year. All this makes Elche a good place to live permanently and an attractive location for a holiday trip.

4.     Torrevieja

Unlike the aforementioned towns, Torrevieja is located by the sea, which definitely increases its attractiveness for investors. Despite the great location, Torrevieja consists of very affordable property offers in the range of EUR 50-80,000. Parque de las Naciones, where the price per m2 is ca. EUR 1,246, and Playa del Cura, where the price per m2 amounts to ca. EUR 1,598 are among the cheapest districts of Torrevieja.

 

The town is famous for its salty lakes - they are the biggest tourist attraction there. Its healthy microclimate also brings the attention of many investors. It provides very good conditions to live there permanently, but due to the rich touristic offer, Torrevieja may well prove to be a holiday destination. Torrevieja attracts crowds of holidaymakers during summer, so buying a property for rent may turn out to be an extremely profitable solution.

5.     La Safor – Oliva and Gandia

The La Safor region provides very favourable conditions for the purchase of property (EUR 1,536 per m2). However, it would seem that this part of Spain has still not been discovered by many investors. The region's landscapes are reminiscent of real wild Spain, which is why the region is gaining in popularity among tourists looking for an alternative to big city resorts. The most popular cities located in this part of Spain are Gandia and Oliva.

 

The largest town within La Safor is Gandia, a coastal town on the Costa del Azahar. The average price per m2 amounts to ca. EUR 1,446, which makes it a very attractive place to invest. Generally, cheaper properties can be found there in the city, in the Centro Ciudad district. The closer to the sea, the higher the property prices will be. However, still more advantageous, compared to e.g. the nearby Valencia. The Spaniards are still more likely to invest in Gandia, but it can be expected that due to attractive price conditions, foreigners will soon start investing their savings there too. Gandia offers not only unique landscapes, beautiful beaches and sunny weather. The city also has a developed medical infrastructure, is well-connected and provides access to schools, numerous restaurants and shops, making it a very good place to live for people of all ages - both families with children and retired people.

 

As far as the La Safor region is concerned, an investment in Oliva is also worth considering. Oliva is a city located 6 km from the coast. It is not a typical coastal town, but its climate allows tourists to feel like in a fishing resort. Oliva is also one of the most profitable places to invest on the Costa Blanca. Properties located in the Oliva Pueblo district attract investors with exceptionally attractive prices. The purchase of property in this part of Oliva is an investment of ca. EUR 132,000, and the cost per m2 amounts to ca. EUR 866. Investing in Oliva is a very good alternative to buying an apartment or house in a popular tourist resort. Apart from the obvious advantage, which is its affordable property prices, it is also worth mentioning the good connection to the largest airports in this region of Spain, the intimate atmosphere, a number of tourist attractions and stunning views.

 

6.     Orihuela

 

Orihuela is another place to consider when looking for a suitable location for an investment on the Costa Blanca. It is a municipality that can basically be divided into two parts:

  • the inland one, where the main town of the municipality, Orihuela, is located,
  • the coast of the Orihuela Costa.

It is worth noting that Orihuela has become a very popular destination for foreigners looking for a comfortable place to live permanently. As a result, 106 different nationalities currently live here. As a rule, it is in the inland part of Orihuela that cheaper properties can be found. In the Orihuela Pueblo district, the price per m2 is very affordable (ca. EUR 1,061).

 

Although the city has no direct access to the sea, low property prices definitely convince people to invest here. In addition, the lack of typical resort atmosphere is another advantage of Orihuela - despite the development of tourism in this region, the town still retains its typically Spanish, idyllic character. Another advantage is the location of Orihuela. The town is located about 20 km from the coast and relatively close to the popular resorts - Alicante (about 50 km) and Torrevieja (about 25 km).

 

If we want to invest in the Orihuela Costa, we have to reckon with the fact that the price of the property will be higher due to its coastal location - but still attractive, compared to the prices of properties in other popular tourist destinations on the Costa Blanca. The Orihuela Costa is the commercial coastal centre of the Orihuela Municipality located on the southern coast of the Costa Blanca. The location near the La Manga peninsula, Mar Menor and Murcia is a great advantage of the town. It is filled with properties tailored to the needs of every investor - both luxurious apartments and premises at a price not exceeding EUR 100,000. The average price per m2 in the Orihuela Costa amounts to EUR 1,530. According to the available data, the most affordable property offers can be found there in the following districts: Los Balcones y los Altos, Zeniamar-Horizonte-La Campana, Playa Flamenca and La Regia.

7.     Santa Pola

Santa Pola also guarantees attractive property offers for investors. Location by the sea, proximity to the airport, popular holiday resorts and good public transport are just a few of the reasons why it is worthwhile to invest in this town. Another advantage is the multitude of tourist attractions, such as salt lakes, beautiful beaches and the port from which you can sail to the island of Tabarca.

In Santa Pola you can find properties at very reasonable prices. Importantly, lower prices apply not only to apartments or flats located in urban areas or on the outskirts of towns. Premises located near the beach also have exceptionally attractive prices - in Santa Pola you can find apartment offers even at a price of EUR 70,000! In this respect, the most favourable areas for investment are the districts of Tamarit - Playa Lissa (EUR 1,459 per m2) and Puerto ( EUR 1,596 per m2).
